BAYVIEW
Palm Hill
Marin County, California
Originally built in 1983 in Marin County’s sought-after Palm Hill neighborhood, this 5,400-square-foot home was carefully oriented to capture sweeping mountain views and natural light. Once surrounded by orchards, the home’s relationship to landscape and light continues to define the property.
The desire was to refresh the residence for resale while honoring its legacy as a family home. The original plan—designed for a couple who frequently entertained—prioritized guest spaces and a generous top-floor primary suite. The redesign enhanced circulation and reconfigured the interior spaces to provide more flexibility and living options
Organized across three levels, the home now reflects a clear spatial hierarchy. The ground floor houses children’s bedrooms, a family room,a yoga space and an ADU. The middle level serves as the social heart, with kitchen, dining, and living areas oriented toward views and indoor-outdoor flow. The top floor remains a private retreat, with a nearly 1,000-square-foot primary suite including dual wardrobes, bath, and home office.
Updated finishes were selected to amplify natural light and enhance reflection, creating a more cohesive and luminous interior. The transformation expanded the home from two to five bedrooms and included the addition of an ADU, increasing its strong connection to the site through indoor/outdoor spaces that flow throughout engaging in the surrounding views.
